Define custom setbacks to automatically exclude non-buildable zones and ensure your project meets specific requirements. Explore the different types of buildable area analyses available, and choose the method that best fits your site’s unique conditions and development goals.
Buildable area setbacks
The Setback field is an optional field available for all layer settings in the Buildable Area Analysis form. This field allows you to increase or decrease the size of the features you are analyzing. Select the appropriate Units value for your Setback.
If you specify a positive number as the Setback value, then the size of the feature increases by that width around the perimeter of the feature.
For example:
If you analyze building footprint data with a setback of 25 ft, the Buildable Area Analysis increases a building that has dimensions of 20 by 10 ft to 70 by 60 ft during the analysis.
You can provide a negative Setback value (e.g. -15) to make the features you are analyzing smaller during the Buildable Area Analysis.
Buildable area analysis type
The Analysis Type field is available for all layers in the Buildable Area Analysis form.
There are three options for analysis that affect how the Buildable area analysis analyzes a given layer on the form.
- Exclusion
- Intersection
- Overlay only
Exclusion
Use Exclusion when you want to analyze a layer's features as being not buildable. If a portion of a parcel or land has at least one Exclusion overlapping it, that portion is marked as not buildable by the Buildable Area Analysis. Exclusions are equivalent in behavior to Hazards in previous versions of the Buildable Area Analysis tool.
Intersection
Use Intersection when you want to analyze a layer's features as being required for the area to be buildable. If you have configured at least one layer in the Buildable Area Analysis as an Intersection, a given portion of a parcel or land must overlap with the features of that layer to be marked as buildable.
If you configure more than one layer as Intersections, then a given portion of a parcel or land must overlap with features from ALL layers configured as Intersections to be marked as buildable.
Overlay Only
Overlay Only is an informational analysis type that does not affect the buildable area. If you would like to see drawings for a layer overlaid on your parcel or land in the Constraint Map, without affecting the buildable area, choose Overlay Only.
